I'm Matt, a licensed BC mortgage broker. I help people buying, renewing and refinancing in Vancouver by phone or video. A downtown condo, a presale, a house in Kitsilano or a home in East Vancouver can each be read differently by lenders. I compare those rules and tell you straight which options are worth a look.
Homes people ask me about in Vancouver
- Strata condos. Downtown, Yaletown, Coal Harbour and the West End are full of high-rise homes. Lenders read the strata minutes, the fees and the building, not just the unit you liked.
- Houses. Kitsilano, Dunbar, Kerrisdale and Mount Pleasant still have older houses and character homes. Some files need more documents, or an appraisal, before a lender will go further.
- Presales. The contract, the deposits and the completion date all matter. Not every lender treats a presale the same way, so I line that up before you are locked into a completion.
- Suites. A basement suite in East Vancouver or Marpole is common. Lenders do not all count that income the same way.
