- Townhomes. A lot of the newer housing here is townhomes, including around downtown Port Coquitlam and toward Citadel and Lincoln Park. If it is strata, the documents and fees still matter to a lender.
- Family houses. Mary Hill, Oxford Heights and the streets around Citadel are where people look for a house with room for kids. Older homes can mean more documents, or an appraisal, before a lender proceeds.
- Suites. A secondary suite is a common way to help with the payment. Lenders do not all count that rent the same way, and some want a lease or proof the suite is allowed.
